Private deals have been strong this year!

For us all it is important to find the right house to live in, the space we call home is vitally important to every factor of our lives with everything from our happiness, health and our career prospects at stake.Home really is where the heart is and this year we have found a record number of buyers their dream home, with many of these sales being undertaken privately, without coming to the active market.   Primarily, we always wanted to help our own clients find their onwards purchase and make sure they made the right move for them – a sort of dating agency for property, perhaps!
One of our key objectives in the coming months will be to continue to develop this relationship between the right buyer and the right seller and to that end we would like to extend an invitation to all of you buyers looking for your dream home.

Why are viewing levels still so strong?

Traditionally we would normally see less activity as we head towards the depths of winter with people getting ready for Christmas and wanting to socialise with family and friends, however November has been our busiest month ever and already we are seeing record results.
Buyers are still very committed to wanting to find their dream home – with many wanting to get exchanged before Christmas yet move in early 2012.
Relatively speaking there has been a lot less stock on the market than in the pre 2007 boom years and as soon as sensibly priced stock comes on to the market then activity does soar.  Couple this with great photographs of a house, great floorplans and proactive people making things happen and results are forthcoming.
So far this year we have had multiple interest on over 55% of our sales and in 67% of those at a figure at or above the guide price.
So, let’s keep people buying right across the wintermonths and throw traditional activity levels out the window!

Victoria gets vocal . . . Why do we accompany all of our viewings?

The answer to that question is simple really, we want to deliver more results to our clients, we want to guarantee we can achieve the very best price the market will pay for their house, and in my humble opinion, one of the very best ways to ensure that happens is for us to accompany all of the viewings.
So what difference does it make, I hear you ask?  We’ll that’s easy – we British are very polite people (generally speaking) and when a buyer goes to a house and meets the owner they will be charm personified and tell them all the wonderful things they think the seller wants to hear.  How many times have you left a seller with the opinion that you love their house, yet in reality you couldn’t see yourselves living there at all!!!
However, if we show prospective purchasers around your home we are highly trained in getting the very best from every opportunity, we are specifically trained to help people see exactly how they can live in within the four walls they are seeing.  Not all of us are visual people yet the very nature of a viewing is that people need to visualise how their lifestyle can fit into new walls – we are experts at making this happen and helping people see the value in what they see, ultimately allowing them to understand the value with both their heart and their head.
